Intake Meeting

Our first meeting gives both of us an opportunity to decide if we want to work together. Finding the right house involves teamwork and it's important that the relationships be comfortable. I will ask you questions about just what you are looking for in a home. I'll understand your vision and maybe help you to clarify it: a home on the water? A second home? Investment property to fund your college for your children?

Then well preview all the properties that fit your criteria and select the best. I won't waste your time looking at homes that just won't suit you. I can arrange a showing of anything on the market. I will make sure you see all appropriate properties, no matter who has them listed.

Some of my clients have found homes they love in a couple of days, or even less. Others take a more leisurely approach. Our objective, always, is to direct you to property you'll fall in love with relatively quickly. But if it takes days and miles, that's not a problem. I work very hard so that each of my clients has full access to my expertise and experience as frequently as they need it or want it.

We will be sure that you:
-do not pay too much for a home
-do not purchase a home with an unknown problem
-find the home that should be yours

Besides helping you track and find your dream home, I will handle the big picture and the countless little details:

* Order the appropriate inspections.

* Work with your lender and the appraiser to be certain your loan is approved in time.

* Confer with the title and escrow companies about hundreds of closing details and
the preparation of your settlement statement.

* Remain your primary source of information and assistance, months and years after closing.

I will not accept your business if I do not feel I can support your goals, or if I have any doubt that that Ill work smarter and more diligently for you than another agent might.

Getting Pre-Approved

Early on you'll want to get pre-qualified for a mortgage loan, which determines how much you can afford. It allows you to move swiftly when you find the right home, especially when there are other interested buyers. It also indicates to the seller that you are serious and can afford to buy the property. If you would like, I would be happy to make some recommendation of lenders that you can contact.

Negotiating for You

I really love this part of the process. More importantly, I'm good at it. Since the beginning of my business career I've been trained and practiced in effective negotiations. I have negotiated with countless people and understand the finer points of early positioning and achieving my client's goals with grace.

I suggest my clients go into all negotiations with an initial position, an ideal outcome and an acceptable compromise. I encourage them to write these outcomes down, so that their decisions can be more logical than emotional. And, so that they know absolutely that I am not making decisions for them, I ask that they keep private their acceptable compromise position.
